Report date vs. closing date: the honest timeline math

Selling a house is a timeline problem wearing a price tag. When a report date is fixed and the sale is not, somebody absorbs the gap — you, in stress and double housing, or the deal structure you choose up front. Here is the math, week by week.

The listing clock

Prep + market + contract + financing

Two weeks of prep and photos. Two to six weeks to a contract in a normal market. Then the part nobody controls: 30 to 45 days of buyer financing, appraisal, and underwriting — with roughly one in ten financed deals dying inside it, usually in week five, after you have already scheduled the movers. Call it 60 to 100 days when it works.

Where listings actually lose time

The four quiet delays

Financed closings do not usually die loudly — they leak time in four places. Appraisal scheduling in a busy coastal market can eat two weeks alone. Lender conditions (“one more document”) arrive in series, not parallel. Repair negotiations after inspection reopen the contract mid-stream. And closing-date slips of “just a few days” stack on each other. None of these is anyone acting in bad faith; it is simply what a chain of third parties does to a calendar. Your report date does not care.

This is also why the collapse rate matters more than the average: a deal that dies in week five does not just cost five weeks — it costs five weeks plus the restart, in a worse season, often at a lower price.

Making a remote closing actually smooth

The military-specific logistics

A specific or general power of attorney lets a spouse or agent sign when you cannot — but lenders and closing attorneys have their own POA requirements, so send them the draft before it is notarized, not after. JAG offices prepare POAs at no cost. Mobile notaries and electronic signatures cover nearly everything else. The one thing to schedule deliberately: the final walkthrough or condition documentation, which a trusted local person can do with a video call.
