Four markets, one base, different sales

We buy across all of Onslow County, and each corner of it sells differently. The short version of each:

The hub

Jacksonville proper

Deep rental stock, constant PCS churn, and buyer demand that tracks the base’s rhythm — strongest as report season peaks. Move-in-ready homes near the gates list well in season. Dated ones and tenant-occupied ones are where cash earns its keep. Full detail on the Jacksonville page.

The waterfront

Sneads Ferry and North Topsail

The corridor

Holly Ridge and the 17/210 growth

The seasonal physics

Onslow County demand breathes with the base. Late spring through summer — peak PCS season — brings the deepest pool of financed buyers with housing allowances in hand and school calendars driving urgency. List into that window with a clean house and the market does real work for you. The same house in November faces thinner traffic and longer days-on-market. Sellers who can choose their season should; sellers who cannot are exactly who the cash option was built for.

BAH also quietly anchors pricing here: buyers shop payment-first, so rate moves change what “affordable” means faster than in civilian markets. A house priced against last year’s rates can sit for reasons that have nothing to do with the house.

Gate time and school zones

Ask any Jacksonville agent: commute-to-gate time and school assignment do more work than square footage. Piney Green and Midway Park trade on proximity; Sneads Ferry trades on the back-gate and the water; Holly Ridge trades on newer stock and Topsail schools.
