What this means if you’re selling a house that needs work

Across all four counties, homes took about the same time to go under contract as a year ago or a little less, while the number of listings with a price cut rose everywhere, sharply in Onslow County. That combination usually means sellers are starting high and coming down, not that buyers have disappeared. For an as-is seller it cuts both ways: a well-priced house still moves, but a house that needs work is competing with more reduced listings than it was last fall, so the open-market path takes patience and a realistic price. If you have time and equity, listing still tends to net more; if you need a date, a written cash offer gives you one without waiting out the reductions.
