Major repairs · As-is sale

How an as-is sale works when the house needs real work

A cash buyer prices the repairs into the offer, so the question is not whether the house can sell. It is whether the repair discount costs you less than doing the work yourself, or listing it as a fixer-upper, would.

Step one

Tell us what is wrong

The address and an honest description are enough. Roof age, foundation movement, mold after a storm, old systems, a kitchen that has not been touched since the 1980s. Photos help but are not required.

Step two

One walk-through, no cleaning

We walk the house once and price each item with current local contractor costs. You do not stage, clean, or haul anything out.

Step three

A written offer that shows the math

Usually within 24 hours you get a number with the after-repair value, the repair estimate, and our costs laid out line by line, so you can compare it to any contractor quotes you already have.

What selling as-is actually saves you

Repair money you do not have to front. A new roof, structural work, or a mold remediation can run into tens of thousands of dollars before a financed buyer will even make an offer.

The inspection renegotiation. On the open market, a long inspection report usually means a price cut or a dead deal after weeks on the market. A cash offer already accounts for the condition.

Time. Cash closings can happen in about 10 to 14 days from a signed contract, or on a later date you choose.

The honest version

If the repairs are mostly cosmetic and you have a few months, listing the house usually nets more, and our sister brokerage, Tidal Realty Partners, can list it with the same team. A cash sale wins when the problems would block a buyer’s loan, when you cannot carry the house through a renovation, or when you simply do not want to manage a contractor. We will run both numbers and tell you which one is yours.

FAQ

The questions everyone asks.

Do I have to fix anything before selling to you?

No. We buy the house in its current condition and price the repairs into the offer. You can leave behind furniture and belongings you do not want.

Do I still have to disclose problems if I am selling as-is?

Yes. North Carolina sellers generally complete the Residential Property and Owners’ Association Disclosure Statement even when selling as-is. As-is means you will not make repairs, not that known defects can be hidden. An NC attorney can tell you how it applies to your sale.

How do you estimate repair costs?

We walk the house and price each item using current local contractor costs: roof, systems, structure, and finishes. The line items are in the written offer, so you can compare them to any quotes you already have.

Will I get more if I fix it first?

Sometimes. If the repairs are cosmetic and you have the time and cash, fixing and listing often nets more. If the problems are structural or would block a buyer’s loan, the math usually favors selling as-is. We will run both numbers for you.

Can you buy a house with mold, water intrusion, or storm damage?

Yes. Those are common on the North Carolina coast and we price them in. If you have an open insurance claim, read our guide on selling with an open or denied hurricane claim first, and ask your insurer before you sign anything.

What if the repairs are too much for any buyer?

There is almost always a price that works, sometimes based on the land value alone. If we are not the right buyer for your house, we will say so and point you to a better option.
