Four markets, one base, different sales
We buy across all of Onslow County, and each corner of it sells differently. The short version of each:
The hubJacksonville proper
Deep rental stock, constant PCS churn, and buyer demand that tracks the base’s rhythm — strongest as report season peaks. Move-in-ready homes near the gates list well in season. Dated ones and tenant-occupied ones are where cash earns its keep. Full detail on the Jacksonville page.
The waterfrontSneads Ferry and North Topsail
Fishing-town cottages, waterway lots, and island rentals owned from three duty stations ago. Salt and storms age these houses fast, and out-of-state owners often discover the deferred maintenance all at once, at sale time. We buy them as they sit, remote closing standard.
The corridorHolly Ridge and the 17/210 growth
The fastest-changing piece of the county — families priced toward the coast, new construction competing with young resales. When orders or life move an owner on, the builder down the road is your listing competition. Price accordingly, or skip the contest entirely with a cash close.
Veteran-owned, Lejeune-literate
Founded by a Marine. Terminal leave, TMO windows, deployment POAs — say the words and we are already moving. (910) 372-6720, or the 60-second form for a written offer in 24 hours.
Timing the Lejeune marketThe seasonal physics
Onslow County demand breathes with the base. Late spring through summer — peak PCS season — brings the deepest pool of financed buyers with housing allowances in hand and school calendars driving urgency. List into that window with a clean house and the market does real work for you. The same house in November faces thinner traffic and longer days-on-market. Sellers who can choose their season should; sellers who cannot are exactly who the cash option was built for.
BAH also quietly anchors pricing here: buyers shop payment-first, so rate moves change what “affordable” means faster than in civilian markets. A house priced against last year’s rates can sit for reasons that have nothing to do with the house.
What buyers here actually screen forGate time and school zones
Ask any Jacksonville agent: commute-to-gate time and school assignment do more work than square footage. Piney Green and Midway Park trade on proximity; Sneads Ferry trades on the back-gate and the water; Holly Ridge trades on newer stock and Topsail schools. When you get an offer — ours included — it should reflect which of those markets your street actually sits in, and you are allowed to ask the buyer to show their comparables.
